From 1st January 2009, the majority of homes offered for sale or rent will be required by law to have a Building Energy Rating (BER) Certificate which will rate properties according to their energy efficiency. A BER test measures how energy efficient your house is and illustrates the results on a coloured alphabetical scale, similar to what you would see on a new kitchen appliance.
The certificate must be issued by a B.E.R surveyor approved by Sustainable Energy Ireland (SEI) and is valid for 10 years from date of issue. There are fines of up to €5,000 for non-compliance.
